Planet People Profit Impact (“P 3 I”) analyses monetize the environmental, social, and financial asset value created when mature, readily available, best-practice designs, technologies, policies, and investment strategies are deployed in our buildings and communities. P 3 I analyses follow accepted third-party transparent triple-bottom-line cost-benefit (TBL-CB) accounting practices and are credit approved within multiple USGBC LEED rating systems. P3I.GLOBAL has been providing these analyses in support of LEED and non-LEED certified projects for both private and public projects for over ten (10) years.

These P3I analyses provide business development teams, early-stage developers/architects, and tenant businesses with a high-level analysis of asset creation and prosperity opportunities.

PHASE 2: New Project Impact Internalization*:
These analyses make material the benefits available when generationally responsible best-practice designs, technologies, policies, and investment strategies are deployed. There are three (3) analysis types in this “New Projects” category:
- LEED v4 / v4.1 - TBL-CBA Monetization P3I Analysis (INpc113 and INpc122 - Two (2) Credits) – Typical Fee $15,000,
- LEED v5 - Triple Bottom Line-Informed Design P3I Analysis (PRpc180) Three (3) Credits) - Typical Fee $25,000, and
- Non-LEED Certified - Triple Bottom Line-Informed Design P3I Analysis – Typical Fee $35,000.
Case Studies: OFFICE
This analysis meets the requirement for two (2) LEED Innovation credits. INpc113 (Informing Design Using Triple Bottom Line Analysis) and INpc122 (Informing Design by Major Credit Category Using Triple Bottom Line Analysis). USGBC suggests that this P3I analysis be utilized throughout the project to evaluate alternative designs, technologies, policies, and investment strategies. This P3I analysis also provides significant backup documentation of decisions made in achievement of the LEED v4 / v4.1 Integrative design process credit, supporting high-performance, cost-effective project outcomes through an early analysis of the interrelationships among systems.
Client interface requirements:
- This P3I Analysis requires access to the Project’s LEED Online account and project team.
- P3I.GLOBAL will use geographic specific costing data as well as specific project supplied costing data.
- This P3I Analysis is useful for internal and external “investment grade” and “marketing” communication purposes.
Scope of services:
- Includes preliminary predictive P3I analysis of TBL-CBA dollar asset creation opportunity available. This investment-grade data validates potential impacts and supports project funding and the Request for Proposal submission, prior to the design or construction teams' involvement.
- Includes identification of who benefits from impacts (Asset Owner, Asset Inhabitant, and/or Community in which asset resides),
- Includes P3I analysis adjustments and updates through concept and schematic design, contract document preparation, bidding, permitting, value engineering, and final LEED submission,
- Includes processing LEED Innovation credit approval and submission of credits through LEED Online.
LEED v5 introduces the Triple Bottom Line-Informed Design (PRpc180) credit – a game-changing Project Priority credit that rewards design teams with up to 3 points for evaluation of cost-effective and equitable sustainability by:
- Guiding early goal setting aligned with LEED v5 impact areas,
- Evaluating alternatives based on life-cycle costs and benefits, and
- Qualifying, quantifying, and monetizing the project’s net present value environmental (Natural), social (Human), and financial (Economic) dollar impacts across the full project lifecycle.
USGBC requires that this P3I analysis be utilized throughout the project concept, design, value engineering, construction, and QA/QC phases to evaluate alternative designs, technologies, policies, and investment strategies.

- P3I.GLOBAL will use geographic specific costing data as well as specific project supplied costing data.
- This P3I Analysis is useful for internal and external “investment grade” and “marketing” communication purposes.

- Evaluating alternatives based on life-cycle costs and benefits, and
- Communicating the project’s net financial, social, and environmental value.
- This P3I Analysis uses geographic specific costing data as well as specific project supplied costing data.
- This P3I Analysis is useful for internal and external “investment grade” and “marketing” communication purposes.

These forensic analyses make material the benefits created from monies already spent (costs) in achieving expected sustainable or resilience initiatives. There are three (3) analysis types in this “Completed Projects” category:
- LEED Certified - Project Credit Monetization P3I Analysis (Simple) - Typical Fee $750,
- LEED Certified - Project Credit Monetization (Complex) - Typical Fee $7,500, and
- Sustainable / Resiliency Impact Monetization (Non-LEED Certified) - Typical Fee $9,500.
Case Studies: OFFICE
This “Simple” P3I Analysis is specific to certified LEED projects. Approved LEED Credits are converted into real-world environmental, social, and financial impact, asset value creation, and net present value dollars.
Will use national average CBBS baseline data from the marketplace for comparison of utility impact improvements.
Required details from P3I Analysis applicant:
- Completed LEED Online certified LEED Credit Checklist.
- Completed P3I.GLOBAL form.
Typical Turnaround time – Approximately one (1) week.
This “Complex” P3I Analysis is specific to certified LEED projects requiring detailed verification of credit performance outcomes and is therefore considered an “investment-grade” level analysis. Approved LEED Credits are converted into real-world environmental, social, and financial impact, asset-value-creation dollars.
Required details from P3I Analysis applicant:
- Completed LEED Online certified LEED Credit Checklist.
- Access to Project LEED Online background data.
- Potential approved contact with additional project team members.
- Completed P3I.GLOBAL form.
Additional validation due diligence:
- Verification of project LEED Online data, and potential consultation with project team members, to produce an “investment-grade” quality analysis and report.
- Will use geo-specific and project-specific costing data for utilities, salaries, benefits, carbon, real estate, etc.
- Will use geo-specific power production, carbon, and other pollution creation data.
- Will use geo-specific CBBS baseline data for the marketplace to compare utility impact improvements.
Additional expected use of this Complex P3I Analysis:
- Investment funding acquisition.
Typical Turnaround time – Approximately five (5) weeks.
This “Non-LEED Certified” P3I analysis provides non-LEED-certified completed projects the opportunity to convert identified sustainability and resilience initiatives into real-world environmental, social, and financial impacts and asset-value creation dollars. The same processes are used as per the “Complex” LEED Certified analysis above. Since no third-party-verified LEED documentation is available, additional analysis will be required.
Identified sustainability/resiliency initiatives will be analyzed with the same level of due diligence, resulting in an “Investment Grade” deliverable report.
Required details from P3I Analysis applicant:
- Access to approved team members.
- Completed P3I.GLOBAL form.
Typical Turnaround time – Approximately seven (7) weeks.
Note on Fee Structures
*New Building P3I Analysis Only - Fee Guarantee: P3I.GLOBAL has been conducting due diligence triple-bottom-line cost-benefit-analysis (TBL-CBA) reports, within approved USGBC LEED Certification frameworks, for over ten (10) years. Therefore, we can confidently guarantee the identification of environmental, social, and financial asset dollar-value creation opportunities in excess of ten (10) times our fees. If P3I.GLOBAL is unable to meet this minimum ten-to-one (10-1) threshold P3I.GLOBAL will return 100% of our fee and will continue to honor our LEED or non-LEED submission reporting obligations.
10% P3I Platform® Discount - P3I.GLOBAL was formed to accelerate the deployment of readily available, mature, off-the-shelf best-practice designs, technologies, policies, and investment strategies through marketplace-verified, business-case-substantiated data. P3I.GLOBAL created our Planet People Profit Impact (P3I) Platform® (app.p3i.global) as an asset opportunity awareness portal where clients could internalize the dollar value magnitude of impacts available when generationally responsible best practices are deployed. Refining our processes and monetization methodologies involves aggregating real-world applications, improving internalization of messaging, and creating stronger pathways to action. To achieve these ongoing goals, P3I.GLOBAL will provide a 10% reduction to our fee if the P3I Analysis is deemed appropriate for inclusion in our public-facing P3I.GLOBAL – P3I Platform® and the client agree to release the information for public consumption.
